As a landlord, the rental period is up to you. We a able to rent our you home for 2 months, or for an unlimited rentalperiod. Our typical landlords wishes to rent out in the period when they are to be stationed. 

It is often misunderstood that you are only allowed to rent out your home for 2 years. You are in fact allowed to rent it out for as long as you wish provided that you have a valid reason to do so. It is important that you as a landlord are aware that you do not have the opportunity to terminate a tenant if you have entered into a time-limited lease. Only in special circumstances can a 1-year notice period be possible.

Furnished or unfirnished?

Whether a home should be rented furnished or unfurnished depends a lot on the rental period. Are you looking for a home for a shorter period ex. for 2-12 months, the home is often desired to be fully furnished. Very few people bring all their furniture from abroad if they are simply posted for a short period - whereas tenants who are posted for 2 years or longer, most often seek an unfurnished rental home so that they can make their own mark on the home.
Ultimately, it's about need. If you need to leave the furniture, we strive to rent out the home furnished. However, it is important that the home is attractive to as many interested as possible - and you can thereby be flexible. It is a pity if the home does not appear in the customer's search due to the furniture, if everything else is a match. But we will probably have to advise about this along the way.

There are neither good nor bad seasons, and our statistics also show that the number of rentals is at a fairly stable level throughout the year. However, sun and summer always have a positive effect on customers.

Although we only have a lying time of approx. 40 days, then we always start the rental process 2-3 months in advance. Then we have plenty of time to find the right tenant for your home.

Our typical tenants consist of expats, diplomats and embassies. That is, tenants who are in Denmark on a posting and must use a home during the period. However, a large part of our "inventory" is project housing. Therefore, we also have a lot of quite ordinary Danish tenants who are looking for housing for an unlimited rental period.

When we market your home, we will most likely recieve a lot of inquiries - a lot of these inquiries do not necessarily match your wishes to the tenant, therefore we screen based on your wishes and only book out those that match your wishes. If we are in doubt, you will be introduced to the customer.

The lease contract § 11

The most important thing about a rental is the lease itself and its design.
We make a standard lease type form A, 9th edition. However, it is important that special terms are entered in section 11 of the lease. As a starting point, all leases are for an unlimited lease period. That is why, among other things, it is extremely important to introduce in section 11 that the lease is time-limited - and specifically the period. In addition, agreements regarding. furnishing, the condition of the apartment when moving in and moving out is also stated.
In our leases, it is stated by default that the lease must be professionally cleaned, incl. freshly plastered windows, when moving in. This is of course a cost that you as a landlord must bear, but means that the home is returned in the same condition. If this should not be the case against expectations, you can deduct the cost directly from the tenant's deposit and have cleaning done via us as soon as possible.

The condition by move in

What condition do you want the home to be in when moving out?
If the home is handed over to the tenant freshly painted, with freshly sanded floors, etc., they must also return the home in the same condition. If the home is handed over to the tenant "as seen", they must return the home in the same condition as when moving in - subject to normal wear and tear and aging. As I said, we always write in that the home must be professionally cleaned and with freshly plastered windows regardless of the home's other condition.
